Comparative Market Analysis
A CMA is the tool a real estate agent uses to value a home. It looks at similar homes recently sold in the same area, then adjusts each comp to account for differences from yours — what it would have sold for if it were identical to your home, in today's market. Most analyses settle on three close comparables.
Appraisal
An appraisal is an unbiased valuation performed by a licensed appraiser. Lenders require one before issuing a mortgage. It considers market trends, recent sales data, and a physical inspection of the property.
