1. About you

Names need to be exactly as they'd appear on the deed. If something looks fussy, it's because the title company will hold us to it later.

2. Current housing

3. Title & citizenship

Ohio has dower rights — your marital status affects who has to sign at closing. We don't ask about title vesting (joint tenants, tenants in common, etc.); your title company will walk you through that after we have an accepted offer.

5. Cash & contingency posture

These answers directly drive the offer terms when we write — earnest money, inspection, appraisal, financing. There are no wrong answers; we're calibrating, not judging.

"Informational" means we still inspect, but we don't use it as a renegotiation lever. Waiving is competitive but a real risk.

If there's a hard deadline — lease end, school start, baby — say so. We'd rather know now than scramble later.

We work the entire Cincinnati area, including Northern Kentucky. Be specific or flexible — whatever fits you.

8. Property

Be specific on must-haves. "Big yard" is fine — "flat fenced backyard, at least a quarter acre" is better. It helps us filter the right way.
