Single Property Buyer Representation Agreement (BBA)

Often called a Buyer / Broker Agreement (BBA), this is a narrower alternative to the Exclusive Buyer Representation Agreement — it represents you for just one specific property rather than your whole search. Useful when you want to tour a single listing without committing to an ongoing exclusive relationship. Required by NAR rules before showing — you'll sign either this OR the Exclusive Buyer Representation Agreement, not both.

Exclusive Buyer Representation Agreement (BBA)

Often called a Buyer / Broker Agreement (BBA), this is the contract that formally hires us as your buyer's agent on an exclusive basis for a specified term and geographic area. It defines what we'll do for you, what our compensation is and how it's paid, and what happens if we part ways early. Required by NAR rules before showing — you'll sign either this OR the Single Property Buyer Representation Agreement, not both.

Contract to Purchase

The offer itself — the contract you sign to propose buying a specific home, which becomes your binding purchase agreement the moment the seller accepts. It sets the price and earnest-money deposit, the financing and appraisal terms, the inspection and other contingencies that protect you, the closing and possession dates, and what's included with the property. It's the standard purchase contract used across Greater Cincinnati; we walk you through every line and tailor the terms to your situation before anything is signed.

Exclusive Right to Sell Agreement

Discloses any service providers we're affiliated with (title, mortgage, insurance) and whether we have a financial interest in referring you to them, so you can make an informed decision about whether to use those providers or pick your own. Required by the federal RESPA law.

A required notice under federal and Ohio fair housing law confirming that we cannot accept or act on instructions to discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, ancestry, or military status.
